|Recommended: NoMid-Range Quality — It’s not high class but it’s also not ghetto even though we’re on the fringe of those neighborhoods. Landscaping needs to be improved, but it has been a good place to live so far.

|Recommended: YesVast Improvements But Procgress Never Stops — As a long time resident 11 years I can honestly say that I have seen MAJOR improvements to the property. This place used to have a reputation as a ghetto, sketchy crack den but things have gotten much better over the years. I do, however, have 4 major issues that I hope get resolved one day - -
1 There should be assigned parking 1 reserved spot if you have a 1 bedroom unit and 2 reserved spots if you have a 2 bedroom unit . Parking is horrible, especially after 6pm.
2 There needs to be a security patrol on duty and on-site from the hours of 9pm-7am. They should be allowed to call tow trucks on the spot and also respond to minor issues like noise complaints.
3 The water either runs cold or doesn't work at all. Even before the freeze we had in February, there were issues that date back a decade.
4 The laundry rooms are filthy, they stink, and they are hot spots for residents to engage in public sex and open drug use. This REALLY NEEDS TO BE ADDRESSED.

|Recommended: YesGreat Community — Very quiet community, no problems at all and is excellent located next to different stores and restaurants.
Staff is professional, they always answer, help you out and its been easier for us to move to the community thanks to them.

|Recommended: YesNeighbors — You can hear the pipes of other apartments. And neighbors some times are loud until late hours of the night.

|Recommended: NoI Feel Unsafe — Post having a part stolen from my car, i feel very unsafe. especially since there's no security cameras anywhere, or flood lights, so the complex at night is incredibly dark.

I am truly sorry to hear about the experience you had with the stolen part to your vehicle last month. I want you to know that I am working with our security patrol that comes in after office hours and patrols the property to be on the lookout for that unwelcome behavior. We encourage all of our residents to reach out to Amerishield Security at (512) 388-7060 and of course the Austin Police when a situation like yours does arise.

|Recommended: NoNot Bad — Very old apartments with plenty of issues but you get what you pay for. The staff is excellent They are the primary reason I am not giving 1 all around.
